I’ve been hearing about this scheme for a while and although I have read all the advantages detailed on the government website I’m still unsure how much protection a landlord really has.
From what I can see amongst other things the SPAVIV program does the following:
- looks for a tenant
- agrees a monthly rental
- sorts out the contract
- guarantees payment
- will reimburse you any damages

Is anyone aware of any gotchas?
Am I still able to make inspections of the property from time to time during the 5 year period?
What happens if I want to sell during this time?
